This site's guide price for EPDM is €110 per m² on a roof in ordinary condition. For 100 m² the estimate is €11,000 to €14,300. Rot or active leaks add €30 per m². A final price follows a check of the deck and the drainage.
The guide price
EPDM is a rubber membrane for flat roofs. In the calculator it is €110 per m². The top of the estimate is 30% higher, so €143 per m².
A 40 m² extension comes out at €4,400 to €5,720. A 100 m² roof at €11,000 to €14,300. With rot or leaks the base becomes €140 per m²: €14,000 to €18,200 for 100 m².
What that price does not include without a visit
The unit price assumes a deck that can carry the membrane. A sagging deck, a low upstand or an outlet that cannot clear the water is not included automatically.
On many Antwerp terraced houses the flat roof over the kitchen or veranda sits lower than the tiled slope. The junction of the two is often where the leak starts.
EPDM or another finish
EPDM suits a flat roof that needs a new waterproof layer and whose fall and upstand are sound. Bitumen that still bonds sometimes needs a different build-up.
Rooflights, outlets and aluminium or zinc edge trims are separate items. They are not inside the €110 per m².
How to read the estimate
