Repair or replace a roof in Antwerp

A repair replaces or closes what is broken: a few tiles, a flashing, a penetration or a local joint. The rest of the roof stays.

A renovation replaces the covering across the slope, and often the battens or underlay if they can no longer do the job. That is different work, with a different price.

One leak after a storm, a broken tile or a loose valley usually points to a local fault. If the underlay is dry and the timber is still firm, repair comes first.

A roof under twenty years old rarely needs a full replacement just because one spot is wet.

If the leak returns in several places, tiles are dished or the underlay has failed, a new tile will not fix it. The same is true when rafters are soft from rot.

Age is not a rule. Past forty years, look first at the underlay, battens and drainage, not only at the colour of the tiles.

For concrete tiles in ordinary wear, the calculator starts at €85 per m². The top of the range is 30% higher, because an estimate is not a quotation. For 100 m² that is €8,500 to €11,050.

Natural slates start at €145 per m², so €14,500 to €18,850 for the same 100 m². A poor roof, with rot or leaks, adds €30 per m².

Those amounts include 6% VAT only if that rate applies to the work, and they exclude grants. A final price follows an inspection of the structure.

Terraced houses in Antwerp, Mortsel, Edegem or Kontich often have a pitched tile roof on the main house and a flat roof on the extension. Those need different work.

In Brasschaat, Schoten, Schilde and Kapellen, detached and semi-detached houses have longer gutters and more roof area. The calculator therefore runs from 30 to 350 m².
