Roof insulation and the EPC in Flanders

Roof insulation cuts heat loss through the roof and can improve the EPC. No contractor can promise a fixed number of EPC points before the work. The Mijn VerbouwPremie grant and the VAT rate depend on conditions set by Flanders and by tax rules. Count them only after you have checked the current conditions.
What insulation changes
An uninsulated pitched roof or a bare flat roof is a large loss area. Insulation keeps heat in the house for longer. How far the EPC then moves depends on the rest of the building: walls, windows, heating and the starting point.
A roof check therefore does not promise a points gain. It proposes a build-up that fits that roof.
Pitched roof or flat roof
On a slope, insulation sits between or above the rafters, together with an underlay that still works. Insulation against a wet or torn underlay traps moisture.
On a flat roof, insulation belongs in the build-up of the deck, with the waterproofing above or below it depending on the system. An extra layer indoors, under a cold flat roof, is often the wrong answer.
Grant and VAT
Mijn VerbouwPremie is a Flemish grant. Amounts, income limits and technical rules change. This site's calculator does not subtract a grant.
The guide-price note says 6% VAT counts only if that rate applies. An article does not promise that your renovation qualifies.
What to check first
First, whether the roof is dry and strong enough. Insulating a leak speeds up timber rot. In greater Antwerp the job is often both: tiles or slates on the main house, EPDM on the extension.
A roof check looks at the two together, so insulation is not added to a roof that first needs repair or replacement.
